This Web directory and search engine is provided as a service to prospective home buyers, lenders, and other consumers in need of real estate appraisal services. All information about the appraisers who advertise here is posted as received from the advertisers. Conanicut Communications Inc. makes no guarantees or warranties, express or implied, concerning the accuracy or completeness of the information and assumes no liability for advertised services. Satisfactory performance of the services advertised here is the sole responsibility of the advertising appraisers. Conanicut Communications Inc. assumes no liability for any misrepresentations by advertisers on this site or for any errors or omissions on this site. Users who discover misrepresentations, errors, or omissions are encouraged to report them to appraisers@conanicut.com. Advertisers who misrepresent any information about their services are subject to immediate account termination and removal of their listing.

SITE ADVERTISERS

Appraisers advertising on this site must attest to the accuracy of the information they provide for posting here. Appraisers are responsible for entering and verifying their listing information using the listing management functions provided to advertisers. Listing appraisers agree to update their information as necessary to keep their listing page current and accurate. Any advertiser found to have intentionally misrepresented his/her credentials, certifications, specialties, professional affiliations, areas covered, or any other information provided for posting on the site will be subject to account termination and listing removal, without refund. Conanicut Communications Inc. assumes no liability for errors or omissions in appraiser listings.

This Web directory is provided solely to help consumers in need of real estate appraisal services find appraisers and to help appraisers advertise their services to consumers. Conanicut Communications Inc. assumes no responsibility for collection of any fees owed any party for services advertised on this site. Collection of fees for appraisal services rendered are the sole responsibility of the advertising appraisers.

Conanicut Communiations Inc. reserves the right to edit information submitted by advertisers as necessary to conform to the site design. 

Conanicut Communications Inc. makes no warranties, express or implied, concerning the functioning of contact forms or e-mail accounts provided with a listing on this site and assumes no liability for correspondence lost due to computer malfunction, operator error, or any other cause.

Conanicut Communications Inc. reserves the right to reject any potential advertiser for any reason and to remove advertisers about whom complaints have been received concerning their performance of appraisal services. Advertisers removed from the site because of performance complaints will be refunded prepaid listing fees on a pro-rated basis. Advertisers who provide false or misleading information for posting on the site will be subject to immediate account termination, without refund. Conanicut Communications Inc. will promptly notify advertisers of account termination and delisting but shall have no responsibility to notify any third party of such termination and delisting.

Advertisers agree to indemnify, defend, and hold harmless Conanicut Communcations Inc. from any and all liability, penalties, losses, damages, costs, expenses, attorneys' fees, causes of action or claims caused by or resulting indirectly from their use of this service which damages either the advertiser, Conanicut Communications Inc., or any other party or parties, without limitation or exception. This indemnification and hold harmless agreement extends to all issues associated with an advertiser's account.

Conanicut Communications Inc. makes no warranties or representations of any kind for the services being offered. The services are provided on an "as is" and "as available" basis without warranties of any kind, either express or implied, including but not limited to warranties of title, noninfringement, or implied warranties of merchantability or fitness for a particular purpose. No advice or information given by Conanicut Communications Inc. or its agents or employees shall create a warranty. Conanicut Communications Inc. provides no warranty that the appraiser directory will be uninterrupted or error free. Under no circumstances shall Conanicut Communications Inc. be liable for any direct, indirect, special, punitive, or consequential damages that result in any way from advertisers' or users' use of or inability to use these services or for users' inability to access the site or the Internet or send or receive e-mail. If an advertiser is dissatisfied with the performance of this site or other services offered by Conanicut Communications Inc. or any of the terms, conditions, rules, policies, guidelines, or practices described here, the advertiser's sole and exclusive remedy is to discontinue using the service(s).

Advertisers understand that by placing information on this site, such information becomes available to all Internet users and that Conanicut Communications Inc. has no way of limiting or restricting access to such information or protecting such information from copyright infringement. Advertisers assume total responsibility and risk for their use of this service.

The use of an e-mail account provided with this service to send emails in violation of U.S. federal law is strictly prohibited and may cause termination of the email account. It is the responsibility of listing advertisers to ensure that they use such email accounts in accordance with all applicable laws and regulations. Advertisers who use an e-mail account provided by Conanicut Communications Inc. in a manner inconsistent with federal laws and regulations will be held fully responsible for any damages to the advertiser, Conanicut Communications Inc., or any other party or parties, monetary or to reputation, resulting from any such conduct.

Advertisers who collect personally identifiable information from site visitors via the site's contact forms or e-mail addresses agree not to share, sell, or otherwise distribute that information to third parties.

If any provision of this agreement is determined to be invalid or unenforceable, all other provisions shall remain in full force and effect and said provision shall be reformed only to the extent necessary to make it enforceable.

Advertising is provided on a prepaid basis. Conanicut Communications Inc. uses PayPal as our payment processor. Advertisers may opt to have their listings automatically renewed, based on the listing period selected by the advertiser (monthly, quarterly, or annually). Renewal fees will be automatically billed by PayPal to the credit card provided upon signup. Advertisers can cancel automatic renewal at any time using the account management features provided with each account. Account cancellations will take effect as of the next renewal date; there are no prorated refunds for cancellations before the end of the current listing period. Advertisers who select an annual listing period may pay by check. An advertiser's listing fee will not be increased as long as the advertiser maintains its current listing period and renews the listing before the expiration date.

All disputes arising from this agreement shall be governed by the laws of the State of Rhode Island and any lawsuit arising out of this agreement shall be filed exclusively in the District or County Courts of Newport County, Rhode Island.
